
Whole Foods Market to Anchor New 202,000 SF Retail Center in Cypress, Texas
Trademark Property Co., in partnership with MetLife Investment Management, is set to break ground on Dunham Pointe, a 202,000-square-foot retail and restaurant district in Cypress, Texas. The project, anchored by a new Whole Foods Market—the first in Cypress—secured financing from PNC Bank, with construction slated to begin October 1. This development at Mason Road and Highway 290 is part of the larger 1,300-acre Dunham Pointe master-planned community, which has sold over 1,000 new homes since 2021.
Terry Montesi, CEO of Trademark, highlighted the project as a response to an undersupplied retail market, signaling a new development cycle. The retail village has already secured 14 tenants, including Nordstrom Rack, Shake Shack, and Solidcore, with negotiations ongoing for additional space. Dunham Pointe Development's Executive Vice President, Cary Dunham, noted that the rapid pace of home sales has created the critical mass needed to support this commercial expansion, fulfilling the vision for a complete community with amenities, dining, and services close to residents. This investment underscores a growing trend of commercial development following residential growth in master-planned communities.
