Alliance Industrial and BGO Buy 266,152 SF Fort Worth Warehouse
A joint venture between Alliance Industrial Co. and institutional investment firm BGO has bought Northwest Commerce Park Building 2, a 266,152-square-foot industrial building in Fort Worth, Texas. The transaction was completed off-market, meaning the property was not marketed publicly, and neither the seller nor the sales price was disclosed.
The single-story building sits along State Highway 114 and was completed in 2020, so the asset is relatively new. It uses a front-load configuration with 36-foot clear heights, 51 dock-high doors and two drive-in doors. The site includes parking for 135 cars and 46 trailers, which gives the property a significant truck and trailer capacity.
Because the price was not made public, the sale provides no disclosed benchmark for valuing comparable Fort Worth industrial assets. Buyers and lenders will need to rely on other data sources when assessing similar properties.
Practical takeaway: institutional investors are still acquiring newer, large-format industrial buildings with substantial trailer parking in the Fort Worth market.
