Berkeley Approves 242-Unit Mixed-Use Project at 2900 Shattuck Avenue

MarketsPolicyZoning

The City of Berkeley has granted approval for an 11-story, 242-unit apartment complex sponsored by NX Ventures at 2900-2920 Shattuck Avenue in South Berkeley. The development, designed by Stackhouse De la Peña Trachtenberg Architects, will feature 131,600 square feet, including 127,860 square feet for housing and 3,720 square feet of ground-level retail. The residential mix includes 219 studios, nine one-bedrooms, 13 two-bedrooms, and one three-bedroom unit.

The project incorporates 30 affordable housing units, with 22 designated for very-low-income households and eight for moderate-income households. This inclusion enabled the use of California's State Density Bonus law, allowing the project to exceed base zoning limits and receive waivers for various zoning rules, including height, setbacks, and lot coverage. The 0.45-acre site, currently home to two commercial structures and a surface parking lot, will require demolition before construction. The location is strategically positioned across from Berkeley Bowl and two blocks from the Ashby BART Station, enhancing its appeal for future residents. Construction is projected to begin early next year and last approximately 16 months.
