Charles Company Updates Plans for Beverly Hills Office-to-Hotel Adaptive Reuse

West Hollywood-based developer Charles Company has presented revised plans to the Beverly Hills Planning Commission for the adaptive reuse of Gibraltar Square at 9111 Wilshire Boulevard. Originally built across the 1950s and 1960s as the Gibraltar Savings and Loan headquarters, the property includes a cantilevered 10-story office tower designed by Pereira and Luckman alongside later additions.

The developer secured initial approvals in 2020 to convert the commercial complex into a 154-room hotel and reactivate the former Kate Mantilini restaurant space. Under the updated proposal designed by OfficeUntitled, the hotel's room count drops slightly to 147 keys. The modifications also incorporate a reconfigured third-floor pool deck and an 11th-story addition featuring a nearly 5,000-square-foot rooftop restaurant.

To move forward, the project requires an updated conditional use permit and a historic incentive permit allowing the structure to reach 149 feet in height. For hospitality developers and adaptive reuse sponsors, the filing reflects ongoing efforts to optimize program density and food-and-beverage revenue within complex historic entitlement frameworks.
