Noya Eucalyptus plans 75 apartments in Inglewood
Focal Investment is advancing a multifamily project in Inglewood called Noya Eucalyptus, located at 925-931 North Eucalyptus Avenue just south of Centinela Avenue. The development would replace an existing 12-unit property with a new four-story building. Plans include 75 studio, one-, and two-bedroom units, made up of 60 apartments and 15 multifamily accessory dwelling units, set above parking for 85 vehicles.
Ware Malcomb is designing the low-rise contemporary building, which would include a resident lounge, a fitness center, courtyards and a rooftop deck. The developer is relying on density bonus incentives to permit the project, a move that requires five very low-income apartments and five moderate-income apartments.
The project is in the permitting phase, with groundbreaking targeted for the second quarter of 2027. The article also notes that a pending update to Inglewood's general plan would rezone Centinela and other commercial corridors to allow similar densities.
For builders and lenders, the takeaway is that density bonus use can add units on an infill parcel, while the general plan update could change the entitlement path for nearby sites.
