
Santa Monica Sees First SB 79 Project with Five Townhomes Proposed on Delaware Avenue
A new development application has been filed in Santa Monica for five three-story townhomes at 2904 Delaware Avenue, replacing an existing single-family home. This project is notable as it represents the first instance in Santa Monica to utilize the provisions of state Senate Bill 79 (SB 79), which permits greater density than typically allowed by local zoning regulations for the property.
The proposed development, situated on a corner lot just north of the 10 Freeway and near the Bergamot Station complex and E Line, will feature five individual townhomes. Each unit is designed with three bedrooms and includes one on-grade parking space. Ficus Forest, LLC, with Eric Silverberg listed as the applicant, is behind the proposal, while Open Office is responsible for the architectural design. The buildings are planned to be clad in stucco, metal, and wood. This project illustrates how state legislation like SB 79 can facilitate the creation of additional housing units in established urban areas, offering a pathway for increased residential density in California cities.
