
Santa Monica’s Modera Project Reveals Updated Design for 353 Apartments
A significant multifamily development in Santa Monica, known as Modera Santa Monica, has unveiled an updated design to the city's Architectural Review Board. Proposed by Mill Creek Residential Trust on land owned by Kilroy Realty at 1633 26th Street, the project involves demolishing an existing office complex to construct an eight-story building. This new structure will feature 353 one, two, and three-bedroom apartments, complemented by a 468-car parking garage.
Crucially for housing advocates, 36 of these apartments are designated as affordable housing, catering to moderate, low, and very low-income levels. This inclusion makes the development eligible for density bonus incentives, a key mechanism to encourage housing production. AC Martin continues as the project's designer, envisioning a contemporary podium-type building with two central courtyards, while Landmarc handles the landscape architecture.
The site's location near the Water Garden complex places it within an active development corridor, close to other proposed large-scale housing projects. This updated presentation marks a step forward in the approval process for a substantial housing addition to Santa Monica.
