Seven-Story Infill Apartment Development Proposed for West Hollywood Site

A new multifamily residential development is being planned for the site of a former duplex in West Hollywood, according to submittals reviewed by the West Hollywood Planning Commission's Design Review Subcommittee.

Proposed by Downtown Los Angeles-based Vanowen Management, LLC, the project at 1030 N. Sierra Bonita Avenue calls for a seven-story building containing 12 two-bedroom apartments alongside parking spaces for six vehicles. The applicant is leveraging state density bonus incentives to exceed standard base zoning allowances on the parcel.

Architecture firm 64North designed the contemporary structure, which plans describe as a townhouse-style facade incorporating stucco finishes, deep-squared elements, and alternating projecting and recessed window bays to break up building mass. The subcommittee recently evaluated a comparable residential design by 64North on nearby Hayworth Avenue.

For infill developers and builders, the application illustrates ongoing utilization of California density bonus incentives to maximize building heights and unit counts on constrained urban parcels previously limited to low-density residential use.
