The Illinois Center, a substantial 2.1 million square foot office complex situated in Chicago's East Loop, is slated for a foreclosure auction on November 12. This action follows a September ruling by Cook County Associate Judge Edward Robles against an affiliate of AmTrust RE, which defaulted on the property's $260 million mortgage. The two-tower complex, located at 111 E. Wacker Drive and 233 N. Michigan Ave., has faced a foreclosure lawsuit for two years.

Special servicer LNR Partners is expected to bid for and assume control of the property. The complex's appraised value has significantly declined, dropping to $66 million, an 83% decrease from its 2015 valuation of $390 million when the loan was originated. AmTrust RE originally acquired the property for $376 million in 2015. Occupancy at the Illinois Center was reported at 33% by the end of 2025. The East Loop submarket, where the property is located, is experiencing a 30.5% office vacancy rate, reflecting broader struggles in Chicago's central business district. This situation underscores the difficulties developers and investors face in stabilizing large, underperforming office assets in current market conditions.
