A joint venture of Houston-based Adkisson Group and Los Angeles-based PCCP has bought Northwoods Industrial Park, a 2.7 million square foot, 64-building industrial property in Northwest Houston. The seller's broker, Stream Realty Partners, says the deal is the largest known industrial campus sale in Greater Houston by both square footage and acreage.

The Texas Development Co. developed the 230-acre park after acquiring its first parcels in 1995. The site sits near U.S. Highway 290 and Beltway 8, and is 98% occupied by a mix of local, national and international credit tenants.

Stream's Jon Farris represented the seller and will lead leasing for the property. The buyer was represented by Travis Land of Partners Real Estate, who died of cancer earlier this year. Farris said the transaction took nearly two years to complete and credited Land with bringing the opportunity together.

The buildings include bridge cranes with hook heights from 21 to 29 feet, clear heights of 31 to 41 feet, three-phase power, natural gas, and fenced outdoor storage yards. A Union Pacific rail spur and a private well also serve the campus.

For investors and developers, the sale signals sustained institutional appetite for large, fully leased Houston industrial assets with rail access and heavy-power infrastructure.
