A partnership between Connecticut-based Cross Ocean Partners and Houston-based Fuller Realty has acquired Eldridge Place, an office campus in the Energy Corridor west of downtown Houston. The complex totals 828,784 square feet across three buildings ranging from roughly 245,000 to 308,000 square feet.

Engineering and construction firm Fluor Corp. is the anchor, leasing 413,000 square feet and occupying the entire third building. Other tenants include SM Energy, Pemex Procurement International, BakerRisk, Certarus and Petrobras America. At the time of sale, campus-wide occupancy stood at 94 percent.

Amenities on site include a fitness center, pickleball courts, a deli and a conference facility. The seller and the sale price were not disclosed.

For investors, the deal shows continued demand for large, well-leased suburban office assets tied to the energy sector, even as pricing terms remain private.

Practical implication: buyers of large multi-tenant office campuses should expect energy-sector anchor tenants to drive underwriting, with sale terms often kept confidential.
