Woodhaven TIF Board Weighs $27.4 Million in Improvement Projects
The Fort Worth Tax Increment Reinvestment Zone No. 13, known as the Woodhaven TIF, holds a balance of roughly $27.4 million and must allocate those funds before it terminates at the end of 2028, according to city economic development staff.
At an Oct. 7 board meeting, the first since January, staff reported a projected allocation total of about $33.95 million. Completed projects since 2016 have cost about $2.94 million and include streetlights, tree planting, sidewalk repairs, a neighborhood conservation plan and a pocket park.
Six potential projects were submitted, led by a proposed $28 million community center of about 25,000 square feet. Staff recommended three Tier 1 projects, which account for about $33.3 million, and the board was asked to consider them. Tier 2 projects, including trail and streetscape work, would cost roughly $13 million.
A neighborhood association representative spoke against the community center and asked the board to weigh residents' concerns. The meeting was a briefing only, so no votes were taken. The board is scheduled to consider funding recommendations on Nov. 4.
For developers and property owners in the Woodhaven area, the near-term signal is that TIF dollars will likely concentrate on a few large public facilities, and the November vote is the point to watch for project eligibility.
