The Melrose neighborhood in East Oakland is set to see a new eight-story residential infill development at 5035 International Boulevard. Renderings for the project, designed by Los Angeles-based Franklin Studio Architecture, showcase a structure that will introduce 38 apartments to the area. Notably, 11 of these units are designated as affordable housing, with seven allocated for very low-income households and four for moderate-income households.

This 84-foot-tall building is projected to yield approximately 18,900 square feet, including 12,500 square feet for residential use and 1,600 square feet for office space. The exterior will feature plaster panels and wood-look porcelain tiles. The 0.1-acre corner property, owned by LCD Enterprises Group LLC, was last sold in June 2022 for $950,000. An existing two-story apartment structure from 1922 will be demolished to make way for the new construction.

Located at the corner of 51st Avenue and International Boulevard, the site offers access to local shops and transit, including a bus route to the Fruitvale BART Station. While construction costs and timelines remain undisclosed, this project represents a key infill opportunity for developers and investors addressing housing needs in Oakland.
