Kevin Tsai Architecture has released new details for a mixed-use development slated for 305 E. Colorado Street in Glendale. The project, planned for the site currently occupied by United Community Church, envisions two interconnected six-story buildings. These structures will house 323 apartments, offering studio, one-, two-, and three-bedroom layouts, alongside 9,143 square feet of ground-floor commercial space. The development also includes parking for 474 vehicles.

To facilitate the project, developers will seek density bonus waivers and the vacation of an adjacent alleyway. In return for these approvals, 33 of the new residential units will be designated for very low-income renters, aligning with local affordability initiatives. Renderings depict a contemporary design featuring stucco exteriors, inset balconies, and wood accents, with outdoor seating planned for the ground level. The property is conveniently situated a short distance east of Glendale Central Park. This development highlights the ongoing trend of leveraging density bonus programs to increase housing supply, particularly with an affordable component, within established urban areas.
