
Glendale Mixed-Use Project at 305 E. Colorado Street to Feature 323 Apartments and Commercial Space
Kevin Tsai Architecture has unveiled new details for a proposed mixed-use development situated at 305 E. Colorado Street in Glendale, near Brand Boulevard. The project envisions interconnected six-story buildings on the site currently occupied by United Community Church. Plans call for 323 apartments, offering studio, one-, two-, and three-bedroom layouts, positioned above 9,143 square feet of ground-floor commercial space. The development will also provide parking for 474 vehicles.
A key aspect of the proposal includes setting aside 33 of the new apartments for very low-income renters, a move that will necessitate density bonus waivers and the vacation of an adjoining alleyway for project approval. Renderings depict contemporary structures with stucco exteriors, inset balconies, and wood accents, featuring outdoor seating at ground level. This development aims to add significant housing and commercial capacity to Glendale, located a short distance from Glendale Central Park. Developers and land-use professionals should note the strategic use of density bonus provisions to facilitate mixed-income housing in prime urban locations.
