The Tula Residences, a 21-story, 54-unit condominium development at 7918 West Drive in North Bay Village, has officially topped out. This waterfront project, designed by M77R with interiors by Shannon Farrell Design, is being developed by Pacific & Orient Properties and overseen by Bayshore Grove Capital, which also manages construction. A&R Development serves as the general contractor for the building, which is slated for completion in the third quarter of 2027.

A significant financial milestone preceded the topping out, with S3 Capital providing a $67 million construction loan for the development. The project team has also expanded its sales and marketing efforts, bringing in Compass Development Marketing Group to co-list with Brown Harris Stevens.

Vivian Dimond, Founder and CEO of Bayshore Grove Capital, highlighted the project's role as an "anchor of the neighborhood," emphasizing belief in North Bay Village's potential. The building features a hand-troweled stucco façade and wraparound terraces. Residences, including six penthouses, range from approximately 1,590 to 4,140 square feet, with prices starting below $2 million. The development will offer about 18,000 square feet of amenities, including a sixth-floor pool deck overlooking Biscayne Bay, a fitness center, and a private dining room. Tula Residences is expected to be the first new condominium to open in North Bay Village in over a decade, addressing demand for waterfront living with access to Miami and Miami Beach.
