Tula Residences Condominium Project Tops Out in North Bay Village
The Tula Residences, a 21-story, 54-unit condominium project located at 7918 West Drive in North Bay Village, has officially topped out. This milestone signifies the completion of the building's structural framework. Led by Bayshore Grove Capital for development and construction, with Pacific & Orient Properties as the project developer and A&R Development as the general contractor, the waterfront property is on track for a third-quarter 2027 completion.
The development secured a $67 million construction loan from S3 Capital. Designed by M77R with interiors by Shannon Farrell Design, the building will feature a hand-troweled stucco façade and wraparound terraces. Residences, including six penthouses, range from approximately 1,590 to 4,140 square feet, with prices starting below $2 million.
Amenities spanning 18,000 square feet will include a sixth-floor pool deck overlooking Biscayne Bay and the Miami skyline, a fitness center, private dining, and a Skyline Club Room. Vivian Dimond, Founder and CEO of Bayshore Grove Capital, noted the project's role as an "anchor of the neighborhood," highlighting the developer's belief in the community's potential. This project is expected to be the first new condominium to open in North Bay Village in over a decade, offering new luxury housing supply to the Miami market.
