Broadview Plans 32-Story Ultra-Luxury Office Tower Near The Galleria
Houston developer Broadview Real Estate has proposed O27, a 32-story office tower of about 520,000 square feet on Westheimer Road near the River Oaks District. The project would replace an extended-stay hotel on a nearly two-acre site at 4701 Westheimer Road, just across Loop 610 from The Galleria.
According to managing director Anish Bavishi, the groundbreaking date and equity partner have not been finalized. Talks with pension funds and family offices have taken place since the project was first explored around 2021, but no deal has closed.
Design work includes an irregular, sinuous building form with a penthouse crown and a landscaped terrace above a nine-story parking deck. The entrance and lobby were designed by a separate firm and include a water wall and a fiber-optic canopy. The developer is targeting ultra-luxury office tenants, and the building could accommodate large companies occupying 200,000 to 300,000 square feet.
The proposal arrives as Houston's Inner Loop office pipeline remains thin. Nearby projects include Stonelake Capital's 17-story 100 Park Place, which recently broke ground about half a mile away.
For developers and lenders, the key takeaway is that O27 remains pre-financing, so its capital stack and schedule should be treated as unconfirmed.
