G&S Fasteners Leases 19,200 SF Industrial Space in Northwest Houston
G&S Fasteners, a supplier of industrial and construction equipment, has signed a lease for 19,200 square feet of industrial space in northwest Houston. The space is in a building at 7818 Kempwood Drive, which LoopNet lists as a 59,718-square-foot structure built in 1981.
Stephen Golding of Oxford Partners, a locally based brokerage, represented the tenant. Natalie Gilbert of Stream Realty Partners represented the landlord, which is a subsidiary of DRA Advisors, a private equity firm based in New York City.
The transaction adds to steady leasing activity in Houston's industrial market, where smaller bay leases of this size remain a common segment of demand from equipment suppliers and distributors.
For developers and owners of older industrial stock, the deal shows continued tenant interest in functional mid-sized bays in established northwest Houston corridors.
