The City of Houston is actively marketing its 27-story office building at 611 Walker Street, known as the Bob Lanier Building, for sale with a clear vision for its demolition and subsequent redevelopment. This move comes as the city's public works department relocates to 1600 Smith Street. Cushman & Wakefield's Tim Relyea is leading the marketing efforts, highlighting the site's potential for a new architectural landmark in Downtown Houston.

Built in the late 1960s, the 767,000 SF tower, which includes a parking garage, is strategically located near the geographic center of Downtown, adjacent to Hermann Square. Relyea collaborated with Jon Pickard of Pickard Chilton to create a rendering illustrating a potential high-rise, though options also include a new hotel or residential tower. This opportunity is considered unique, with Relyea stating such a site has not been available in half a century.

Houston Public Works Director Randall Macchi emphasized the "win-win opportunity" for the city and investors, noting Houston's current acceleration. The site is positioned to attract major corporate headquarters, law firms, or investment banks, with new top-tier office buildings in Houston achieving premium rental rates. For developers and investors, this represents a significant chance to acquire a central, large-scale parcel for a transformative project in a key Texas market.
