Fort Worth Board of Adjustment Approves Variances for New Baylor Scott & White Hospital

The Fort Worth Board of Adjustment recently approved three property variances essential for the construction of a new Baylor Scott & White Health neighborhood hospital in east Fort Worth. Located at 2511 Mitchell Blvd., just off U.S. Highway 287, this facility is one of four emergency hospitals planned for the region.

The approved variances address specific site challenges: a dumpster enclosure setback, an ambulance canopy height, and the ambulance drive configuration. Due to the site's topography, the trash enclosure required a setback variance. The ambulance canopy needed to exceed the standard 12-foot height limit to accommodate nearly 10-foot-tall ambulances, and the ambulance route required a specific design to meet Texas Department of Health Standards for 24/7 entry and no head-in parking.

Developers and architects can note that such variances are often critical for project feasibility, especially for specialized facilities like hospitals with stringent operational and regulatory requirements. The board also addressed other cases, including a denied request for 100% driveway coverage for a residential property and approved an electronic sign for Esperanza Elementary.
