Miami-Dade Retail Construction Pipeline Reaches Three-Year High Amid Rising Rents
Miami-Dade County's retail construction pipeline has reached 1.3M SF in the third quarter, doubling the volume from the previous year and marking the highest level since early 2023. This surge reflects growing developer confidence, driven by a tight vacancy rate hovering around 3% and sustained rent increases, according to a recent Colliers report.
Despite a slight uptick in direct vacancy and a slowdown in leasing activity during Q3, triple-net asking rents climbed to a record $44.34 per SF, an 18% increase since 2021. Major projects contributing to the pipeline include 500K SF of retail within the Miami Freedom Park development, 230K SF at Palm Springs Square in Miami Gardens, and the 78K SF Doral Atrium, which is 95% pre-leased and set to open next year. Pre-leasing activity is a critical factor enabling developers to justify new projects.
This robust development contrasts with other South Florida counties, with Miami-Dade's pipeline nearly twice that of Broward County. However, the increased supply is not expected to alleviate pressure on rents, particularly in high-demand areas like Brickell, Aventura, Coconut Grove, and Coral Gables, where vacancy rates remain exceptionally low. Tenants seeking space in this competitive market may need to consider flexible location alternatives.
