Applied Optoelectronics Inc. (AOI) has acquired a 153,928-square-foot industrial facility within the Blue Ridge Commerce Center in southwest Houston for $26.8 million. The property, known as Building 3, was purchased from a joint venture between Trammell Crow Co. and Daiwa House Texas Inc. AOI, which had been leasing the building since February, finalized the acquisition in early September.

Located at 16851 Blue Ridge Commerce Drive in Fort Bend County, the building was completed in late 2025. AOI, a Nasdaq-traded company specializing in components for AI data centers and communication networks, is expanding its manufacturing capacity. This purchase follows recent acquisitions in Pearland and expansions at its Sugar Land headquarters, funded in part by a nearly $588 million stock offering.

Trammell Crow and Daiwa House are continuing development at Blue Ridge Commerce Center, with Phase II underway, adding 687,338 square feet across three buildings slated for completion in Spring 2027. The AOI transaction highlights the appeal of the center for growing technology companies seeking industrial space, with four of Phase I's five buildings now sold to owner-occupiers. This trend underscores strong demand for industrial properties in the Houston market, particularly from tech-driven manufacturers.
