Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. recently completed the sale of Building 3 within the Blue Ridge Commerce Center in southwest Houston. Applied Optoelectronics Inc. (AOI), a Nasdaq-traded company specializing in components for artificial intelligence and communication networks, acquired the 153,928-square-foot industrial facility for $26.8 million. The deal closed in early September, following AOI's lease of the property since February.

Located at 16851 Blue Ridge Commerce Drive in Fort Bend County, the building was completed in Fall 2025. This acquisition is part of AOI's broader expansion, which includes recent purchases in Pearland and growth at its Sugar Land headquarters. The company, founded in 1997, reported $455.7 million in revenue in 2025 and secured nearly $588 million in equity to fund its growth and investments in production and R&D.

Trammell Crow and Daiwa House are also developing Phase II of the Blue Ridge Commerce Center, adding 687,338 square feet across three buildings, slated for completion in Spring 2027. This transaction highlights the strong demand for industrial space in the Houston market, particularly from technology companies seeking owner-occupied facilities for advanced manufacturing.
