A joint venture between Trammell Crow Co. and Daiwa House Texas Inc. has completed the sale of Building 3 within the Blue Ridge Commerce Center in southwest Houston. Applied Optoelectronics Inc. (AOI), a tenant since February, acquired the 153,928-square-foot industrial facility for $26.8 million. The transaction for the property, located at 16851 Blue Ridge Commerce Drive in Fort Bend County, closed in early September.

The building, completed in the fall of 2025, is part of Blue Ridge Commerce Center's Phase I, which totals 1.35 million square feet across five buildings. AOI, a Nasdaq-traded company specializing in components for artificial intelligence and communication networks, is expanding its manufacturing operations. The company's growth strategy includes recent stock sales to fund investments in production and research and development.

George Farish, Principal with TCC in Houston, noted the significance of the deal, highlighting AOI's commitment to advanced manufacturing in the Greater Houston market. Trammell Crow and Daiwa House have also broken ground on Phase II of the center, adding 687,338 square feet across three buildings, with completion anticipated in Spring 2027. This sale underscores the robust demand for modern industrial space from technology and manufacturing firms in the region.
