Miami Design District Associates and BH3 Management Partner on 20-Story Office Tower, The Ursa

Miami Design District Associates and BH3 Management have formed a joint venture to develop The Ursa, a new 20-story Class A office building in Miami's Design District. The project, designed by Arquitectonica and Arsham Studio, will encompass approximately 250,000 square feet of office space and 15,000 square feet of ground-floor retail. This partnership has expanded the initial proposal by combining adjacent properties, leading to a larger building with a revised architectural design.

The Ursa will feature office floor plates ranging from 18,000 to 20,000 square feet, with 14-foot ceilings and landscaped balconies offering views of Biscayne Bay and the Miami skyline. Amenities will include an amenity deck, fitness facilities, and on-site parking, all integrated into the pedestrian-oriented neighborhood. Daniel Arsham, an internationally recognized artist, will oversee the building’s art program, incorporating installations into the exterior façade and lobby.

Construction is slated to begin in 2027, with completion anticipated in 2029. This development responds to increased office leasing activity in Miami, with JLL Research reporting that leasing in the first half of 2026 surpassed full-year totals for both 2024 and 2025. The Ursa aims to provide large floor plates and outdoor amenities, leveraging its proximity to the Design District’s existing retail, dining, and cultural establishments. This project will add significant modern office and retail capacity to a thriving Miami submarket.
