Miami Developers Grapple With Tenant Retention Amid Multifamily Oversupply
South Florida's multifamily market, particularly Miami-Dade County, faces a substantial supply overhang, making tenant retention as crucial as initial lease-up. With nearly 35,000 units under construction in the region as of July, and over 19,000 in Miami-Dade alone—equating to almost 10% of existing inventory—developers are using concessions like free months of rent to attract new tenants. This intense competition has resulted in flat average rents of $2,590 per month in Miami-Dade, unchanged from the prior year.
However, these incentives create a "slippery slope" for renewals. Industry experts note that renters accustomed to discounted rates often experience "sticker shock" when offered less generous terms at renewal, leading to high turnover. Brokers are also actively moving tenants to newer buildings offering better deals. While recent data indicates a slight slowdown in deliveries and an increase in absorption, the market remains sensitive to rent increases. Developers must carefully manage the psychological impact of concessions to maintain cash flow and tenant loyalty in this highly competitive environment.
