Swire Properties has officially broken ground on The Residences at Mandarin Oriental, Miami, a significant two-tower residential and hotel development located on Brickell Key. Situated at 500 Brickell Key Drive and 750 Claughton Island Drive, the project includes a 66-story South Tower with 228 private residences and a 33-story North Tower featuring 70 private residences, 28 Hotel Collection residences, and a 121-room Mandarin Oriental hotel, slated to be the brand’s North American flagship.

Designed by Kohn Pedersen Fox with interiors by Tristan Auer and Laura Gonzalez, and landscape architecture by SHMA, the development is Swire Properties’ largest luxury residential project to date and its first branded residential globally. Moss serves as the general contractor, targeting a 2030 completion. The groundbreaking follows the controlled implosion of the former Mandarin Oriental hotel in April.

The project has already achieved over $1.7 billion in residential sales, with $620 million secured in 2026 alone. The South Tower is 80 percent sold, and the North Tower, which opened its Signature Gallery in May, is 25 percent sold. Noteworthy transactions include two crown penthouses selling for $49.9 million each, setting new mainland Miami condominium records for total price and price per square foot. This development underscores robust demand in South Florida's luxury market.
