Swire Properties has officially commenced construction on The Residences at Mandarin Oriental, Miami, a significant two-tower residential and hotel complex located at 500 Brickell Key Drive and 750 Claughton Island Drive on Brickell Key. The development, designed by Kohn Pedersen Fox, includes a 66-story South Tower and a 33-story North Tower, with reported heights of 850 and 426 feet, respectively. Moss is serving as the general contractor, and the project is scheduled for completion in 2030.

The South Tower will feature 228 private residences, while the North Tower will house 70 private residences, 28 Hotel Collection residences, and a 121-room Mandarin Oriental hotel. This marks Swire Properties’ largest luxury residential endeavor and its first branded residential development globally. The groundbreaking follows the controlled implosion of the former Mandarin Oriental hotel in April.

According to Tim Blackburn, CEO of Swire Properties, the project has seen strong sales, exceeding $1.7 billion in residential sales, including two crown penthouses that sold for $49.9 million each, setting new records for mainland Miami condominiums. Pricing for remaining units begins at $7 million in the South Tower and $4 million in the North Tower. This development represents a major investment in Miami's luxury real estate market.
