Sunland Group’s Casa Vanda and Marea Collection Near Completion in Miami

Construction is nearly finished on two waterfront residential projects from Miami-based Sunland Group, Casa Vanda and the Marea Collection, located in the Belmar and Belle Meade neighborhoods of Miami's Upper East Side. Together they include five single-family homes. Casa Vanda, a three-story house at 1155 NE 89th Street, sits on a lot of more than 9,000 square feet along a canal that connects to Biscayne Bay. The 4,800-square-foot home has five bedrooms and five full bathrooms and was introduced in June 2026 at an asking price of $10 million. The Marea Collection includes four waterfront residences on NE 8th Avenue, each with roughly 50 feet of private frontage. Several homes are expected to be completed in early 2027.

Sunland is handling design and construction through its in-house divisions, with Chilean architect Gonzalo Mardones collaborating on two of the Marea homes. The houses feature Tropical Modernist and coastal modern styling, rooftop terraces, two-car garages, and private pools or docks.

For developers and lenders, the project shows how small-scale luxury waterfront homes are moving toward delivery in Miami's Upper East Side. Teams tracking nearby land and sales should note the completion timeline.
